How does the process work?                                                          
It is simple.  You can fill out the home information form, which electronically routes your data to E.P.I. Homes, Inc.  Someone will contact you about the property.  If we feel that there can be a win/win agreement on your house, someone will come out to look at the property. If there is a potential win/win situation, we will make one or more offers.


How do you determine the price you are willing to pay?  
  We take many factors into considerations when we acquire properties, including:
condition of the property, location of the property, time requirements involved, style of house, number of bedrooms and bathrooms, etc...  Typically, fair market value is determined by finding the Net Sales Price that you would receive by selling by traditional methods.
   For instance, let's say a property is "worth" $100,000.00.  The National Average of "Price Offered" is 95% of the asking price (oftentimes, the offer you get will be less than your asking price).  You may then be fortunate enough to get an offer within three months,  add in another 30 days for closing and you have made 4 or 5 additional payments on the house.  Add in a typical 6% for a Realtor's Commission and 2% for closing costs plus any fixup or maintainence costs on the property and you have a very realistic idea of the
Net Sales Price.


How soon can you buy my house? 
  We can and have closed in as little as 24 hours, however, normally our due dilligence needs to be done on the property.  Much of the timeframe depends on you and your needs.


I have a Realtor, is that a problem?                                      
   Normally, the numbers will not work if a realtor is involved.  Our advice would be to go ahead and fill out an online home information form.  Call your realtor then and find out what would happen if you find your own buyer- will all commissions by waived?  You should be able to negotiate a significant reduction in the fees or possibly have them waived altogether.  It may be beneficial for you to see what E.P.I. Homes, Inc. will offer.


Do you buy Modular Homes?    
   Yes, if it has deeded land attatched.


How much do you charge?
