In many cases we can put you in a nice home in a nice area with a small downpayment, without bank scrutiny, almost immediately if you qualify.
HOW DO I QUALIFY?
At E.P.I. Homes Inc. we are much more concerned with your future than we are with your past, therefore, your past credit usually will not interfere with your ability to own a home. If you exibit a strong desire to overcome what may have caused the credit problems in the past and sincerely wish to make a better life for you and your family, you are EXACTLY who we are looking for!
The way we see the situation is like this... folks learn from mistakes, people who have gotten in over their heads, credit-wise, are less likely to repeat the same mistakes AND they truly do want to prove to the world that they will not repeat the past! The problem is that most banks will not even give you a CHANCE!
WHAT ABOUT A DOWNPAYMENT?
We've all been told by the bank that the traditional downpayment amount is 20% (on a $150,000.00 home that is a $30,000.00 downpayment), now there are exeptions to this rule with squeeky clean credit or with expensive Private Mortgage Insurance, but then again without perfect credit or a huge monthly payment it keeps most folks from fulfilling their dreams of owning a home.
E.P.I. has several ways to eliminate the challenge of not having enough downpayment funds. One way is to allow you to make your downpayment in monthly investments to be applied directly to your purchase price or to the downpayment. Another way, beleive it or not, is to "trade in" real estate or other assets (remember, you are dealing with us personally, not with an inflexible institution), therefore we can assess the situation and fix the problem, not tell you that "we can't do that".
WHAT IF I AM SELF-EMPLOYED?
No problem, again we look at you, your ability to "make things happen" and, of course, your ability to afford the home that you want. It does us no good to put you in a home, nice as it may be, unless you can afford it. Again, with a self-employed person, common sense will rule. If we agree that you can, indeed afford the home, we will certainly do what we can to help you make it happen.
BOTTOM LINE...... if we can't help you own a home, chances are, no one can!!
